Sloped lots are most of western Washington. We cut, hold and terrace the grade so the yard becomes usable space instead of a hill you look at.

Built in place from the same concrete as the patio, so the entertaining area reads as one continuous surface rather than furniture set on top of it.

UNDER THE SURFACE

Flat Is Easy. Right Is Not.

Decorative concrete fails from the bottom, not the top. Most of the work that decides whether a patio is still flat and even in ten years happens before anyone sees color.

Base and drainage. Subgrade compacted and pitched before a single yard is poured. Concrete that holds water is concrete that cracks.

Steel and pour. Rebar or mesh sized to the slab and the load it will carry. Placed, screeded and floated the same day.

Stamp and texture. Pattern worked in by hand while the slab is green, then the repeat broken so it reads as stone rather than a mold.

Stain and seal. Acid stain driven into the surface, then sealed. It ages instead of peeling.

The deck, the stone edge and the rockwork all get designed in the same model, at the same time, by the same crew. Elevations match, the stain pulls from the rock, and nothing gets bolted on after the fact.

You don't need a pool to get the concrete. A walkway, a driveway, a retaining wall or a full backyard of stamped patio and outdoor kitchen. From small projects to full hardscape builds - all finished to the same standard.

COMMON QUESTIONS

The Questions People Have About Hardscape

Will stamped concrete crack?

All concrete moves. The question is whether it cracks where we put the joint or somewhere you have to look at. We cut control joints into the pattern so the slab relieves itself along a line that reads as part of the design. Our contract says the same thing in plainer language: decks and walks are not warrantied against cracking, checking or settling, because that is the nature of concrete.

Can you match our existing concrete?

Usually close, rarely exact. Existing concrete has weathered and new concrete has not, so a seamless match is not something we promise. What we can do is pick a stain and a joint layout that makes the transition look intentional.

How long does a patio or driveway take?

Most hardscape-only projects run one to three weeks on site depending on size and demo. Concrete is walkable in a few days and takes vehicle weight at about a month.

Do you do concrete work without a pool?

Yes. Patios, driveways, walkways, retaining walls and full backyard hardscape, with or without a pool anywhere in the plan. Same crew, same finish work.

What does decorative concrete cost?

Size and access decide most of it. A small slab or a short walkway starts around $5,000. A full backyard with stamped patio, walls and grade work can run past $100,000. We walk the site before we give you a number, and you see every line item that builds the budget.
